Scituate real estate market report for Q4 2024

Scituate Real Estate Market Listing Activity 


The number of listings taken in Scituate YTD in 2024 has increased from 213 to 229 - an increase of 8%. Though modest, this is consistent with the greater Boston real estate market trend of increasing inventory.


The average list price of single family homes for sale in Scituate has decreased from 5%, from $1.12MM to $1.06MM, or by about $60,000.


Sales Activity


The average days on market has increased from 33 to 41 - an increase of 24%. Similarly, average days to offer have increased from 21 to 26, or 24%. Though this sounds high, it is less than the % increases seen in the Q3 YTD report for Scituate. Average sales price per square foot, however, has climbed by 11% from $467 to $519.


Conclusion


Overall the Scituate real estate market remains strong. As an agent I particularly look out for total number of listings, days on market, and average sales price per square foot. 


While inventory has increased slightly, and the days on market / days to offer have also increased, these increases are less on a percentage basis when compared to the figures presented in the Q3 report. Additionally, average sales price per square foot has increased YTD.
